Meet The Team - Joe Nicholson
1. Run us through a typical working day….
I usually arrive at the office around 8:40 or so to get a jump start on the day, dealing with enquiries received over night. We have a small team at Adore which allows us to deliver a very personal service but it means minutes are precious and we endeavour to maximise the amount of time we can spend with customers. From meeting and advising new landlords on rental yields and potential investments, to undertaking viewings, arranging our marketing and dealing with financial queries, there is never a dull moment and no day is ever the same!
2. What is your proudest moment at Adore Cardiff?
Asides from initially being asked to start the venture, the time I feel proudest is when we receive a positive review from one of happy customers. I’m pleased to say we receive lots of these and believe there is no higher accolade than a lovely testimonial or a recommendation to friends and family who are looking to let or rent!
3. What do you enjoy doing outside of work?
I will soon be a first time dad so I expect this answer will change quite dramatically but, for now at least, I love travelling, fly-fishing and walks in the countryside with my dog, Peanut.
4. If you could live anywhere, where would you live?
Near Toulouse! The perfect climate, hot in the summer, cold in the winter, vineyards all around and delicious French patisseries!
5. What is your favourite thing about Cardiff?
Cardiff has so much going for it. From shops to theatres, Cardiff Bay to fantastic sporting events. The thing I really love though is Cardiff offers all the benefits of a big city while maintaining a real sense of community. Attractions and things to do aren’t spread out over miles and miles, they only a few minutes away. The countryside isn’t hours away, it is a 10 minute drive. I really feel part of a community living in Cardiff- I don’t think I would in any other big city in the UK!
6. What sort of music are you into and who is your favourite artist?
I listen to a bit of anything really but my all-time favourite is Frank Sinatra. Anything by Frank and I’m alright
7. What is your top tip (if you had to pick one) for landlords?
Get expert advice when letting, or learn the trade in its entirety. It was once quite easy as a landlord to simply dip in and out, only worrying about the property when it was empty or something needed repairing. These days however, landlords have far greater duty of care towards their tenants and can be punished accordingly! Huge changes in legislation from HMO licensing and deposit protection to the mandatory registration of all landlords (in Wales) has meant the number of potential pitfalls has grown. Landlords need to be on top of their game to ensure they don’t fall foul of the law. We class ourselves as “property partners” and aim to take the hassle and fear out of letting, offering long term guidance and support to make your investment a success. We are always up to date with legislative changes and take great pride in looking after our landlords – We have been going for over 2 years and have not lost a single customer to a rival agent – How many agents can say that?
8. Do you have a claim to Fame?
Sadly no not really - I was once on You’ve Been Framed though, getting hit in the head by a tennis ball!
