Rent Smart Wales - Mandatory Licencing 23rd November - What do I need to do?
It has finally been announced – Mandatory licencing under Rent Smart Wales starts on the 23rd November 2015. The time for action is now, so what do you need to do?
A great deal has been said about the legislation. It will essentially place new duties and legal responsibilities on landlords and agents across Wales in a bid to improve housing standards in the private rented sector. While some details and specifics are still being finalised, the key elements are these:
- All landlords MUST register their details and those of any rental properties they own with Cardiff Council’s Rent Smart Wales Team (Cardiff will be administering the scheme for the whole of Wales)
- All landlords who undertake “defined letting or property management” must hold a licence. This means if you have virtually anything to do with your property, you must hold a licence!
- Licences are only issued after attending a day’s training, declaring yourself as a “fit and proper” person AND paying the yet to be determined Fee
